House prices are soaring as cashed-up Sydneysiders snap up property, pushing locals to the margins. School enrolments are shrinking. The Bulls can barely field a side. And the Bowling and Recreation Club, once the heart of the town, is rotting from the inside, barely surviving on pokie money and patrons who refuse to change.

Jack Bond understands how rot works. A former footballer turned car salesman, he's settled comfortably into Nunnkirk. Between renovating and quietly washing dirty money through the bowling club's machines, life is good. All Jack needs is a little late-night company and a steady supply of property deals for his Sydney-based associate.

Real estate agent Jan Hetherington has controlled the local market for twenty-five years. She knows every paddock, every resident, and almost every secret, almost. With her eye on a well-funded retirement in the Greek Isles, Jan is furious to discover someone is buying property behind her back. Whoever it is, they're moving fast-and on her patch.

Greenkeeper Geoff Davies and his mate Steve grew up in Nunnkirk, played footy for the Bulls, and learned early how small-town dreams die. Now they're chasing a faster version of the Australian dream, cultivating "organic" crops that promise quick money-if they can stay out of trouble.

As these lives converge, the town finds itself at a crossroads, the Nunnkirk Bowling and Recreation Club at its centre. With outsiders circling and easy money on the table, locals must choose between cashing out or standing their ground. In a place where loyalty is tested and greed cuts deep, the question remains: will someone do the right thing-or will they climb over each other to make a quick buck?
